There was no requirement that deeds be recorded, and many were not.  And
quite a few of those that were recorded, were recorded twenty or more
years after they were written.  The tax collector didn't care whether the
deed was recorded, as long as he collected the tax on the land occupied. 
People recorded their deeds in the local registry in order to protect
their financial interest in the property, but many people just never got
around to it.  You can bet it was the brother who recorded the deed from
his brother's wife.  Often, county boundaries changed between the date
the deed was written and the date it was recorded, and the deed would be
found in the registry of the county the land was in when it was recorded.
